Gutter Replacement and Repair: Cost, Signs, and What Metro Detroit Homeowners Need to Know

Gutter Replacement and Repair: What It Costs and When You Need It

Gutters are one of those things homeowners don't think about until something goes wrong. Then all at once — water spilling over the edge during a rainstorm, paint peeling off the fascia, a soft spot developing near the foundation — it becomes clear the system has been quietly failing for longer than anyone realized.

If you're at the point where you're looking into gutter replacement or repair, you probably have two questions: how much is this going to cost, and do I actually need to replace everything or can it be fixed?

This guide gives you straight answers on both — with real pricing for Metro Detroit homes and a clear breakdown of what drives the final number on any gutter project.

How Much Does Gutter Replacement Cost?

Gutter replacement cost depends on your home's linear footage, the material you choose, how many downspouts are needed, and whether the fascia boards behind the gutters have water damage that needs to be addressed first.

For most homes in Warren, Sterling Heights, Troy, Clinton Township, and the surrounding Metro Detroit area, here's what to expect:

Seamless aluminum gutters — the most common and most recommended option for Michigan homes — run $6 to $12 per linear foot installed. A standard ranch or colonial home typically has 150 to 200 linear feet of guttering, putting most complete replacements in the $900 to $2,400 range.

Downspouts add $5 to $8 per linear foot per run. Most homes need one downspout every 30 to 40 feet to handle Michigan rain volume properly.

Fascia repair, when needed, adds $8 to $20 per linear foot on top of the gutter cost. Water damage to fascia is extremely common on older homes — when a gutter system has been leaking or overflowing for years, the board behind it absorbs that water repeatedly. It has to be replaced before new gutters go on, or the same failure happens again within a few years.

Gutter guards are optional but reduce how often cleaning is needed. Depending on the style, they add $1 to $3 per linear foot.

For a complete whole-house gutter replacement on a typical Metro Detroit home, most projects land between $800 and $2,500, with the majority of standard jobs coming in at $1,000 to $1,800.

The only way to get an accurate gutter replacement estimate for your specific home is an on-site inspection. Linear footage, fascia condition, roof pitch, and downspout placement all affect the final number in ways a phone call can't capture.

How Much Does Gutter Repair Cost?

Not every gutter problem requires a full replacement. Many issues — a leaking seam, a sagging section, a detached downspout — can be fixed for a fraction of the replacement cost when they're caught early.

Common gutter repair costs in Metro Detroit:

  • Resealing a leaking joint or seam: $75 to $150 per section
  • Re-hanging sagging gutters (tightening or replacing hangers): $100 to $200
  • Replacing a damaged section of seamless gutter: $150 to $400 depending on length
  • Downspout repair or reattachment: $75 to $200
  • Gutter and fascia repair combined: $200 to $600+ depending on how much board has rotted

The key with repairs is timing. A small leak caught in spring costs $100 to fix. The same leak left through two Michigan winters — where ice forms in the gutter, expands, and forces water behind the fascia repeatedly — can turn into a $600 repair job that now also involves rotted wood.

Our gutter installation and repair services cover everything from a single sagging section to a complete whole-house replacement.

Repair vs. Replace — How to Make the Right Call

This is the question most homeowners get stuck on, and the honest answer depends on the age and overall condition of the system — not just the one section that's visibly failing.

Repair is usually the right call when:

  • The damage is limited to one or two isolated spots
  • The system is less than 15 years old
  • The gutters are seamless and the fascia behind them is solid
  • The problem is a clogged downspout, a popped end cap, or a single leaking seam

Replacement makes more sense when:

  • The system is 20 or more years old
  • Multiple sections are leaking, sagging, or pulling away from the house
  • The gutters are original sectional style with failing joints throughout
  • The fascia has water damage in more than one area
  • You've repaired the same sections more than once and problems keep coming back

A large number of homes across Macomb County and Oakland County were built in the 1970s through 1990s with aluminum nail-in sectional gutters. Those systems are now well past their useful life. Spending $150 to $300 on repeated seasonal repairs to a system that's fundamentally worn out is money that would be better spent on a one-time seamless replacement that won't need attention for another 25 years.

If you're unsure which direction makes sense, a free inspection gives you a clear answer. We look at the full system — gutters, fascia, soffit, and downspout placement — and tell you honestly what we find.

What Affects Your Gutter Replacement Price

Home size and roofline layout

Larger homes need more material and more labor. A simple ranch with a clean roofline is faster and less expensive than a two-story home with multiple corners, valleys, and longer runs. Every inside and outside corner adds both material and time to the job.

Seamless vs. sectional gutters

Sectional gutters come in pre-cut pieces connected with joints and sealant. They're cheaper upfront but every joint is a potential failure point — and Michigan's freeze-thaw cycles, which can happen 20 or more times between November and March, expand and contract each joint until the sealant fails.

Seamless gutters are fabricated on-site in one continuous piece custom-fitted to your home. No mid-run seams, no joints to re-seal, and far less vulnerability to ice damage. The cost difference over sectional is modest. The performance difference in Michigan's climate is significant. Our seamless gutter installation is the system we recommend for virtually every Metro Detroit home.

Material

Aluminum is the right choice for most Michigan homes. It doesn't rust, handles freeze-thaw cycles well, and lasts 20 to 30 years with reasonable maintenance. Vinyl costs less upfront but becomes brittle in cold weather — a real problem in a climate where temperatures can drop 40 degrees overnight between November and March. Copper is premium and extremely long-lasting but priced well above what most residential projects require.

Fascia condition

When gutters fail — whether from age, storm damage, or chronic clogging — water almost always runs down behind the gutter and saturates the fascia board. By the time the gutters need replacing, the fascia often needs work too. Any contractor who doesn't check fascia condition before installing a new system is setting the job up to fail within a few years. We make fascia assessment part of every inspection.

Downspout count and placement

More downspouts mean better drainage and less overflow risk during heavy rain. Homes built with too few downspouts, or where existing downspouts drain toward the foundation rather than away from it, benefit significantly from adding or repositioning them during a replacement. This is a small addition to the project cost that can prevent serious foundation issues over time.

Signs Your Gutters Need Attention Now

Whether the issue is repair or replacement, these are the signs that mean the problem is active and getting worse:

Water overflowing during rain — either the gutters are clogged, undersized, or structurally failing. Cleaning may fix it; if overflow continues after cleaning, the system has a bigger issue.

Gutters pulling away from the fascia — the hangers have failed or the fascia behind them has rotted. Re-hanging gutters into rotted wood doesn't hold. The fascia needs to be addressed.

Sagging sections — water is pooling rather than draining. Standing water accelerates corrosion and adds weight that stresses the whole system. In winter, that standing water freezes and can split the gutter from the inside.

Visible cracks, holes, or rust — small cracks can be patched temporarily, but widespread cracking or rust means the system has reached end of life.

Water stains or peeling paint on fascia and siding — the gutters have been overflowing or leaking long enough to repeatedly wet the wood and finish below them.

Pooling water near the foundation — the gutters aren't moving water away from the house. In Southeast Michigan, where clay soil holds water against foundations rather than draining it, this is a direct risk to your basement and foundation walls.

If you're seeing any of these, the longer you wait the more the damage spreads — and the more the repair or replacement costs when you eventually make the call.

Why Gutter Work Matters More in Michigan Than Most States

Michigan's climate puts more stress on gutter systems than most of the country. The combination of heavy spring and summer rainfall, fall leaves that clog gutters before winter sets in, and repeated freeze-thaw cycles through winter creates a year-round cycle of stress that accelerates wear on every component.

Ice is particularly hard on gutters. When leaves and debris clog a gutter going into winter, water backs up, freezes solid, and the weight of the ice pulls on the hangers and seams. As temperatures rise and fall, that ice expands and contracts, widening any existing crack or joint gap. By spring, gutters that looked functional in September are sagging, leaking, or pulling away from the fascia.

Keeping gutters clean — twice a year in this climate, spring and fall — is the single best way to extend their life. But when the system itself is worn out, cleaning only delays the inevitable.
